Residential Lease Listings
Getting your investment property leased is a race! Everyday that property is not leased, is money out of your pocket! Many REALTORS® do not feel the urgency like I do. As an investor myself, I know how important it is to get your property leased quickly. Make sure to contact me ahead of time to prepare for the listing. It will help ensure that you have your property leased as quickly as possible.
I also understand the importance of finding the right tenant to fill your property, and the investor's need to stay involved in the process. Our investors are given all the information and will know exactly who is going into their property.
• Meet and Greet (online or in person)
We will meet and talk over your needs and goals in leasing your property.
• Prepare a Market Analysis of Current Market Rates
It's important to get the most current rates in the market area before coming to a conclusion of lease price. Once we understand our goal and objectives, we will sign an agreement to lease the property. Lease listing rates can vary on special situations, but typically will be 60% of the first full month's rent. There is no charge for lease renewals.
• Prepare your Property for Listing
If there are any recommendations you need for services that will help lease your home like, lawn service, handyman, painter, house cleaning service, etc., we are happy to help you contact some of the best service available.
• Help you Create Your Lease Contract
Not all contracts are the same. Every client may have different demands and guidelines they want spelled out in the contract. We will go over each point and make sure we have the contract you are happy with.
• List your Property in the MLS and MLS pulling Websites
I'll have your property listed in the GSREIN MLS which will reach the greater New Orleans, and Baton Rouge areas. Your listing will also appear in all the MLS pulling websites like Zillow, Realtor.com, etc.
• Qualify Incoming volume of Calls
The phone calls will begin to pour in, and the hardwork of qualify those calls begin. A large percentage of those calls will not be suitable for the property, but leave the work to us to find the quality applicants to present to you. I usually advise having a pre-application in place that can pre-qualify our best leads, before sending them through the application process.
• Property Showings / Bluetooth Lockboxes
With our bluetooth lockboxes, you will know exactly who is entering your property. There is no access through a code. It can only be opened by an agent and they're phone. You will have all the showing information in the palm of your hand through text and email. You will also be able to approve or deny your showings if wanted.
• Background and Credit Checks
Using our rental application services, we will screen each applicant with a background and credit check. This information is made available to you, and you'll have all the information you need to make your decision on which applicant to award.
• Contract Signing
I will be there on the day of signing. I always recommend the landlord be there in person on signing day to meet their tenant and begin to connect. If this cannot be done, I can be there to handle the day alone. We go through the contract, handle any last minute questions, collect the checks, and hand over the keys.
